1. Is Aldea Zama a private community?
Aldea Zama is an open community, inviting both permanent residents and visitors to enjoy superior services & exceptional living standards within a protected and respected natural environment. Conveniently Located within walking distance from the beach, and minutes from archaeological zone of Tulum as well as the Sian Ka’an’s Biosphere Reserve, Aldea Zama is amidst region´s most popular features and attractions. Under the Municipality of Tulum´s Urban Development Plan effective 2006-2030, the carefully planned integration of Aldea Zama within the existing population of Tulum has positioned the entire zone to serve as a model city in the coming years.
 
2. Is Aldea Zama a beachfront community?
Although Aldea Zama is not beachfront, the renowned public beaches of Tulum are located directly in front of Aldea Zama and are accessible by foot, bicycle or car.
These beaches extend south along the coast for almost 6
miles, reaching until the Sian Ka’an Biosphere, which is a protected reserve of over 30 miles of beaches and mangroves.

 
3. Will there be a maintenance fee for the residential areas?
No. The municipality of Tulum will provide maintenance of the green areas, roads and services, eventually incorporating public transportation into the project as well.
 
4. Will there be a maintenance fee for the commercial area?
Yes. The commercial area will be managed under a Condominium Regime that will legally regulate all basic and administrative activities and corresponding fees within the commercial zone, including general maintenance, upkeep, and security, as well as regulating and enforcing construction and aesthetic guidelines.
 
5. Will Aldea Zama have construction regulations and guidelines?
Yes. To initiate any type of construction, all projects must be submitted to the Aldea Zama Project Committee for general authorization and to request any and all permissions, licenses and concessions, which must be in accordance with the Development and City-Planning Management Regulations of Aldea Zama, which is ultimately regulated by the Urban Development Program of Tulum.
 
 
6. When will the Aldea Zama proprietors be able to submit their projects to the Committee of Projects and Works for revision?
Immediately, by email or appointment.
 
7. What important companies or franchises have invested in Aldea Zama?

In the initial search for a successful business model within the commercial zone of Aldea Zama, local industrialists with businesses established along Playa del Carmen’s ¨5th Avenue” were invited as primary investors. Additionally, consolidated international level franchises including boutiques shops and restaurants have invested, ensuring refined levels of diversity and ambiance.
 
8. How much does it cost to title my lot at Aldea Zama?
Approximately 5.5 % of the total value of the lot.
 
9. What are the approximate construction costs in Quintana Roo?
They vary between $500 to $900 USD per square meter,
depending on the finishing’s, materials and project characteristics.

 
10. When will the international airport be constructed in the Riviera Maya?
According to recent publications in different national media, bidding continues for the airport concession, however after years of speculation, the airport is slowly becoming a reality.
With full operation slated for 2021, the first phase of the terminal will imply an investment of about 300 million dollars, but once construction begins the entire region will expect to see a spike in investment opportunities and real estate prices.
